About what you’d expect from a management company and a pre war building

Pros:
Roof view is lovely. Rents are relatively reasonable for the area. The apartments themselves are more or less spacious, good light. Location is great, super close to lots of trains.
Cons:
Old appliances and fixtures. Management fixes things in a timely manner if you ask, but not to a particular thigh standard — basically just enough to consider it fixed. Heating pipes are loud but you tune it out after a while. Not always the cleanest in the hallways.
Advice to owner:
You need higher quality appliances and fixtures, and you need to invest in calling actual quality repair people who will fix things well enough that they stay working, rather than fixes them just enough to get through until it breaks again.

Very responsive management

Pros:
Management is super responsive. Building is generally clean and well maintained, great for the price, but sometimes trash builds up a lot outside
Cons:
Rats outside, never seen one in the building or had a problem with it but maybe don’t go into the trash area at night
Advice to owner:
maybe some more rat bait outside, but our apartment is clean and again management very responsive to needs so applaud for that

OVERPRICED crumbling unit

the doorbell video system is functioning properly
Cons:
this place is a pre war apartment which i don’t think has ever once been renovated. the walls are crumbling, the floors are patchworked together and noticeably bumpy/ not level/ sinking in.
there was a leak from the apartment above.
there is a mold issue which the management did not take care of.
it’s a less than nice walk from the trains!
Advice to owner:
sweep the lobby. update the bathrooms. it’s unacceptable

Large room in illegal basement

Pros:
I had a large room in an apartment that extended from the first floor into the building's cellar. I lived in one of two cellar units, which I came to find out by looking on the DOB history after moving in, had been converted without the proper permits. It was relatively inexpensive for the area and I had a lot of space. Had access to the backyard. We did have a couple pest scares and the landlord was always responsive within a few days.
Cons:
I had a tiny window. The renovations to the basement level were pretty half baked. Lots of exposed brick and pipes. It was very dry in the winter time when the heating pipes kicked in. When it came time for me to move out, I broke my lease with over a month to find a new tenant but the landlord was really difficult about approving a subleaser, which caused me to pay an additional month's rent.
Advice to owner:
Legalize the basement.

Beware - awful landlord

Pros:
Accessible roof and lots of space.
Cons:
Illegally converted units on first floor. Multiple carbon monoxide issues during tenancy (FDNY banging on doors in middle of night). Multiple trespassing issues to backyard including peeping tom and robbery of neighbor unit. Landlord is a shell company accused of massive fraud by former AG Bharara. Avoid at all costs.

Rethink the choices you’re making in life and how they impact other people

New management better than old management, still room for improvement.

Pros:
Excellent hot water (after a huge battle several years ago to replace the boiler for the building). Responsive management, but could be more proactive on cleaning the building. New security system to get in at front door, quiet location, great roof (unfinished but spacious and nice views). Great tenants as well, very neighborly.
Cons:
They could benefit from a regular deep clean of common areas. Pest control was sporadic and sketchy (just some seemingly random guy without a uniform or business card spraying god knows what). The more expensive the issue the more difficult it will be to get a timely repair.
