Not good but could be worse?

Pros:
Cool neighborhood, right next to the B65, a short walk from the Nostrand A/C stop, elevator building, live-in super, and mostly chill neighbors.
Cons:
Old building in need of a lot of maintenance/renovations. There are roaches, mice, and the exterminator doesn’t always come on schedule. The super is nice, but clearly overworked and undervalued. The elevator was out for 3+ months for a “full modernization” just for the buttons to be the only thing that’s different lol. An apartment on the first floor was damaged last year from a fire that occurred in the middle of the night and most of the building slept through it because smoke alarms didn't go off. Thankfully nobody was hurt but it was scary to experience.
Advice to owner:
Invest in your property and the baseline well-being of your tenants.

Pros:
Elevator building, live-in super is friendly and pretty responsive. Sarah from building mgmt is pretty responsive about repairs. Spacious if you get the Apartments ending in A.
Cons:
Roaches. Water has gone out a couple of times the last 4 years I lived here, sometimes it would be out for a few days. Dean street is surprisingly loud, you hear ppl yelling outside. My doorbell on my door is broken and no one is willing to take responsibility in fixing it, saying it’s another service’s responsibility. My apt doesn’t have vents for the stove so the cooking odors persist. Package theft is frequent. We caught someone coming in to steal the packages because anyone can just get buzzed in.
Advice to owner:
Get a virtual doorman with a camera so that tenants can buzz in people they know or actual delivery carriers. Often strangers will buzz any apt and tenants will buzz them in because they think it’s a mail delivery carrier.
