Better than most..
Former Tenant
Pros:
The building, while old, is beautiful. Has great character, in building laundry, and roof access. Unit was great! Had character and is a little small, but very livable. Location is also incredible.
Cons:
Could be better maintained. Hallways get a bit dirty. Experienced several leaks, though all were fixed quickly by management. Laundry power went out occasionally.
Advice to owner:
TLC

Management is very responsive, apartment is fine
Former Tenant
Pros:
Management was super responsive the whole time i lived here, fixing things and replacing broken appliances. The super was very speedy to fix anything and everything, though didn't always look nice. Neighborhood is so quiet and the apartment was exactly as advertised.
Cons:
You pay & control your own heat, I swear mine never worked well and it cost a fortune. The apartment itself is fine, not newly renovated and had a few broken flooring issues & a leaking stove (which they replaced for me very quickly when I requested, after a visit from FDNY and national grid)

Overpriced Pre-War Apt, Bad Managment
Former Tenant
Pros:
the apartments themselves really charming and possess a lot of original beautiful detail and wood. But they are not maintained well, the appliances are incredibly old, the heat system is not efficient which drives the gas bill up in the winter.

the landlord does not pay the bills for the common spaces (laundry room, hallways) and so con-edison threatens to shut off the electricity consistently - and then you can't do your laundry

the water pressure is bad. there's construction directly next doors, the new building blocks sunlight from coming in, multiple windows facing a wall.

they are re-listing our apartment at $1000 more than our current rent, absolutely not worth the price.
Cons:

Advice to owner:
develop some level of empathy for the people you rent to and their budgets.

Okay
Former Tenant
Pros:
Good water pressure and hot water, responsive to repair requester or issues, didn't raise the rent for a long time, the apartment has nice pre-war details, roof access
Cons:
maintenance outside of the apartment is not great, windows within the apartment need updating and the outside needs to be cleaned. There is a dog that pees in the ally and it smells bad all summer.
Advice to owner:
Please replace and clean the windows.

Prewar & budget
Former Tenant
Pros:
The building had great deals, spacious, and prewar charm
Cons:
Various issues over the years. Heat, leaks, pipes, lighting.
Advice to owner:
The apartments need a little updating and TLC!
