Not the worst? I guess?

Pros:
Good community of tenants. Huge windows. Quiet block. Exposed brick. Roof Access. Pet Friendly. Great location. Laundry in building
Cons:
Landlord unresponsive to issues. Super is unresponsive to issues until you nag the hell out of him for weeks or months. Walls in unit not sealed at seams. Definitely illegal renovations. Water leaks from unit above and sometimes from outside. Persistent roach problem and lots of unfilled gaps. Garbage bins outside are uncovered, area is often messy.

Pest-ridden apartment filled with violations

Pros:
It had natural light. Large windows so the light shone in nicely.
Cons:
The landlord Zalmen never fixed any of the issues in our apartment. When we moved in, there was rotting wood underneath the kitchen sink, which I had to pay out of pocket to get someone to fix. Our oven door wouldn't close properly, and the landlord never replaced it. There were mice. The exterior wall would leak when it rained heavily. There were no working smoke detectors, which is a violation, and I had to get one installed myself. The super was very hard to get ahold of. Packages would get stolen because there was no security cameras in the building.
Advice to owner:
Answer your voicemails for once.

Pros:
Big stairwells/hallways. Rooftop.
Cons:
A lot of people in the building have been rent striking for years because the landlord overcharged and did some illegal stuff. He has a history of harassing long term tenants and refusing to make repairs in units.

Worst Landlord Ever!!

Pros:
I lived here for 2 years. I loved my apartment but had a lot of issues with the landlord.
Cons:
The landlord was TERRIBLE about repairs. There was a rampant bed-bug problem for almost a year and would not pay for professional extermination. Truly awful.
Advice to owner:
Improve repairs, stop taking advantage of tenants.

Pros:
The building is nice and you have unofficial roof access which is fun.
Cons:
The landlord is a manipulative thief. He doesn’t return deposits and he only takes cash for money down like a true thief. He dodged tenants and refused to bug the building when we had bed bugs in it. It was awful and I never got my last months rent. Withhold paying rent for the last month you live here if you ever want to see your last month’s deposit again

The landlord Zalman Biederman is THE WORST. I lived here for one year and I will never forget his name because he is the definition of trash. Doesn't return calls, dodges tenant complaints, doesn't fix anything willingly, wont give u back your security deposit. We had black mold and he didn't do anything. Our water heater broke and he fixed it only because my roommate verbally assaulted the super Colombo (who is also pretty useless). Couldn't even get him to replace a faulty thermostat. At one point Coned was threatening to shut off power to building cuz he didnt pay the electric for the common areas. The laundry machines either worked or they didn't. PLEASE DO NOT MOVE HERE YOU WILL BE RUNNING OUT OF HERE AFTER ONE YEAR.
Advice to owner:
Learn to not be a horrible fuck.
