Pros:
Big, laundry in unit
Cons:
Constant parade of American roaches that have plenty of access points because landlords refuse to update an apartment that is frankly both falling apart and sinking into the ground. Landlords refused to even address very visible holes and gaps in walls and flooring despite plenty of requests. In general, landlords are very unhelpful, despite living upstairs. Also, not enough heat.
Advice to owner:
Follow through on things your tenants request and that you promise them.

not worth the charm

Pros:
good location, lovely neighbors, spacious, easily accessible landlords, building is old & charming
Cons:
garden apartment hasn't been kept up well and is in overall disrepair, leading to massive pest issues that were never properly addressed over the course of 9 months
heating below the legal limit during the winter months
many holes in the floor and huge cracks between the floors and the walls
landlords will try to blame you for issues that are obviously structural in nature, reluctant to put in work that needs to be done
landlords will try to take money out of your security deposit for reasons that are not allowed, so be prepared to be taken advantage of
Advice to owner:
put some basic work into the space before you rent it out to future tenants
