Pros:
There are so many gorgeous original details in this apartment that make it so unique and lovely. It also is in an amazing location, has a functional rooftop, the neighbors are all super friendly. Because the landlord doesn't care you can definitely get away with customization, like building in things, repainting, having pets, etc. I love it here, but making this place nice in the most basic sense was put on the tenants.
Cons:
When we moved in I can't emphasize how disgusting this place was. Years worth of grime and dirt were coated on the corners, scuff marks on the walls, paint on the floors, floors falling apart, floorboard just straight up missing, rotting wood, cabinets off the hinges, broken tiles, musty smell in the bathroom, mold starting to form on the ceilings in the bathroom, leaky faucets, rusty pipes in the bathroom, rusty gate over the window, windowsill thats crumbling, a single light in a 20 foot hallway, some of the walls seem to be crumbling from the inside and spewing out bits of dirt, cabinets that have been painted shut, broken glass on cabinets, fire alarm that had been expired for years and only one for a large apartment, doors that didn't close/open properly, large amounts of spray foam in the corners, radiators that leak water, cabinets that won't open because they've been painted shut, peep hole that doesn't work, wires that don't work painted over, etc.
To their credit they have fixed many of these problems, but only after we hounded them for it and frankly the things they did were the absolute bare minimum and they repaired many of them haphazardly. We've done a lot of cleaning and repairs ourself.
The heat is pretty solid, but also can be hit or miss. Frequently cold during the day and too hot at night.
Advice to owner:
Try having some pride in your work! Your entire job is to keep this place nice. We are literally paying you to care. Letting it fall into disrepair, or doing shitty jobs on repairs only serves to bite you in the ass because the problems get so big you're forced to replace rather than repair. We are so happy to do our part in maintaining this apartment, how about you do yours.
