Convenient location scary landlord

Pros:
Great location. Close to shops and restaurants. Great sized bedroom and layouts and kitchen.
Cons:
Very noisy front door bangs every-time someone entered and exists the building.
No bars on ground floor window. Landlord wants you to handle most things yourself. Doesn’t allow you to put holes in the wall.
No laundry in building. Laundry across the street closed.
Pets are not allowed. Doesn’t communicate well over email.
Landlord can be very accusatory so Save all correspondence for potential disagreements and scan your lease that you signed and sent.
