Pros:
Great location near 2,3,4,5,S trains, lots of places to eat (including a Dominican place a few doors down), good bars and a 24 hour bodega on the corner. Lately I’ve noticed they have someone come in to sweep our stairway and manage the public sidewalk in front of the building. In combination with efforts made by other neighbors and Crown Heights volunteer groups, the street is looking much cleaner and the rat population is decreasing slowly. During peak covid quarantine, we had a package thief and the building did move our security camera to a place with higher visibility to help curb the issue — they technically aren’t required to do this so my roommates and I were grateful for this gesture, especially during a time when having packages delivered was the safest way to acquire goods.
Cons:
The landlord harassed us for a large amount of rent owed by a previous tenant of our unit, and threatened to apply any payments toward our increased security deposit at the time of our lease renewal toward the back rent (which, again, was owed by an individual who had long since moved out). Obviously this was a tremendously stressful and frustrating situation that resulted in dozens of back and forth emails and wasted time before they eventually realized they were 100% wrong. Additionally, they email regularly from their collections department for literal pennies (our lease is not equally divisible and each month we have been behind by a whopping $0.01). They have also thrown away my property, and once when we requested an exterminator for roaches coming out of our drains/faucets they sent someone who was not equipped with tools to manage that particular issue. I also have had my key get jammed in the second security door, resulting in the door being stuck from the outside and the inside (an unbelievable fire hazard). Once they just painted the stairs at the entrance of the building with no notice.. so you had no choice but to walk through wet paint to get inside. On this particular day I was wearing new, white shoes so I was rather unhappy. Our USPS person doesn’t sort our mail into our mail boxes (there are only eight, and I’ve had several pieces of important mail go missing because of this). There’s also no carbon monoxide detector in our unit. Overall I find them frustrating to deal with and I feel overwhelmingly like a means to profit.
Advice to owner:
Increased communication, building contact info could be posted in the lobby, a fresh coat of paint in the stairways is very long overdue. In general, your accounting department also needs a lot of help. We’ve spent far too much time going over ledgers and fighting you on numbers for you to consider yourselves a professional property management company.
