Illegal 4 bedroom situation

Pros:
Location, near trains. Cheap.
Cons:
Above loud bar, dirty tenants in every apartment. DID NOTHING ABOUT COVID. MIA. do not trust.
Advice to owner:
Fire your management company. Megan is useless.

Pros:
The location has a lot of nearby and useful amenities. Laundry, plenty of restaurants, groceries, and a pharmacy to name some. The apartment itself is big and has a nice balcony.
Cons:
The landlords office was never responsive, even leaving a leaking toilet for weeks. They are hard to contact and when something went wrong they rarely helped. During the winter the place is freezing because the heaters don’t work right, and even when they are working they spew water and make buzzing noises while filling the apartment with the smell of copper.
Advice to owner:
Fix the heaters, and replace Megan.
