Dot your I's before moving in

Pros:
There's a monthly pest inspector who sprays whatever rooms you'd like and they have moved pretty quick to resolve a water leak/power outrage in the past.
Cons:
The main issue was that the landlord lied about my unit being rent stabilized and so in the process of getting a new, accurate lease however this landlord is incredibly cheap. Have been in the process of getting a buzzer fixed for months and the landlord chose the cheapest "solutions" possible to hide damages in walls and a mold problem in the bathroom (also has windows that are impossible to clean?) which makes living here a pain.
