Pros:
It’s rent stabilized, amazing super, pet-friendly, some units are spacious depending on how many bedrooms
Cons:
Management (Pinnacle) refuses to put anything in writing. If you email them asking a question or making a request, they contact you via phone. If you miss that call, good luck trying to call them back… you’ll connect to a screener/receptionist instead of the person you actually need to speak with, and they’ll promise a call back—but it can take days.
Also, if you have a maintenance request, they always send the super first to see if he can fix it instead of just shelling out some $$ to have a professional come in immediately. While the super is handy and can do a lot of things, this adds a huge workload to his plate and it feels like the management company gives him no support. He is over three adjacent buildings with 16 units each… which is an insane workload to expect one person to handle; he gets it done, but it’s ridiculous that he has to do so much without Pinnacle bringing in some help to alleviate the constantly growing laundry list of tasks.
Packages are left in the lobby, which exposes them to theft because sometimes the front door doesn’t lock (I have asked them to fix it). I have had several packages stolen—just ripped open in the lobby with the packaging on the floor and the contents gone. There’s a camera pointing directly at that area, but if you contact management to ask them to check the cameras, they just tell you to file a police report—not helpful at all. The cops are obviously not going to investigate a crime like that and it could easily be solved by just checking the cameras. It’s just a way for them to shirk responsibility yet again.
Pinnacle management also does not enforce suspicious activity in the building. There is a unit with tenants who have been in the building for years, and they seem to have a revolving door of people who create conflict. Whether it’s someone bashing in the front door while screaming death threats at 5 AM, people smoking and drinking in the lobby, someone sleeping in the lobby, etc. It’s all related to one unit and Pinnacle doesn’t address it.
There are also units who just put their trash in front of their door, and every time you walk by the apartment (even if there’s not trash outside the door) it smells absolutely rancid. Pest control people have said the place is infested with mice and roaches, and that impacts the whole building. Would be nice if management held them accountable for their actions, but they simply don’t care.
Long story short, they are a horrible management company.
Advice to owner:
Check in with your tenants in some way to ask for feedback about how to make things better… and then actually follow through with solutions that are executed in a timely manner. Also, make your property managers more accessible so that when a tenant has a question or request, they can actually get in touch with someone.
