No Management Presence

Pros:
Nice old building, big rooms, high ceilings, wood floors. Simple and spacious. Good location.
Cons:
No laundry, management is impossible to get in touch with. Very impersonal experience.
Advice to owner:
BE more invovled

Pros:
We’re in an updated apartment with a dishwasher. Heat is manageable when valves are off, apt stays cool. Pest control comes around once per month. Carlos works hard to keep the place clean and takes out trash regularly. Throw a party and no one complains. Overall, we love living here and the headaches are manageable.
Cons:
Anyone can come in and they do—to steal packages! Tenants will throw anything into the trash rooms—leaving them smelly and disorganized. Front door system and elevator will break down occasionally. We needed a new microwave for awhile and mgmt dragged their feet on it.

You get what you pay for

Pros:
Affordability, rent stabilized, good location, good building manager (if Michael General is still there). The super Raul was OK with some things, but he often couldn't get problems solved and I had to contact Michael General.
Cons:
Constant battle with mold on the walls, rain water seeping in through the brick facade which was badly eroded, very low water pressure to the point where there were times we could not use our shower, not enough heat in the winter so I always had to run space heaters, HORRIBLE neighbors who lived in #5D and made our lives miserable for years
Advice to owner:
Pretty sure this property owner is in over their head with a building that needs major repair work, and my advice will not be helpful.

Pros:
Spacious, landlord not in your face all the time
Cons:
Not the cleanest, landlord/super hard to contact when having an issue. My apt had a big mice problem (exacerbated by a roommate who didn't care to help) and I had to go around plugging holes myself because getting in touch with the mgmt company was opaque and difficult.
