Poor management company

Pros:
Rent stabilized, great location.
Cons:
Communication from management is poor. They constantly make mistakes at the expense of the tenant. Heat is poor in winter months and pipes constantly spew up gunk in bathtub.
Advice to owner:
Be better.

Pros:
Great location and the building is not poorly maintained. They take out the trash and mop the lobby once every few months. Rent stabilized.
Cons:
They refused to heat to the legal 68 degrees. Have called them several times to the city and they still don’t give a shit.
Advice to owner:
MORE HEAT IN THE WINTER

Pros:
Location is very accessible to public transportation, multiple grocery stores, restaurants, the museum, and park. Older building so units are large.
Cons:
Probably time for a few updates. Most units have a modified bathroom but the other parts of the home seem to be slowly breaking down. Paint peeling, spacing between wall and floor, unit gets extremely dusty due to this, so you’ll need to consider proper usage of a/c units and air purifiers for ventilation. Pest were common in places but luckily no mice.
Advice to owner:
Would start considering ways to slowly improve the units such as updated walls and windows.

BED BUGS BEWARE

sure... they sucked us in with the prewar building look and feel as well as spaciousness but that's basically all the pros
Cons:
AH this place drove me NUTS. The management company needs to put in actual work to the entire structure to actually deal with the issues.
Noise: There is one family that I truly have trauma from living under. They were a 12/10 scale of loud—a lot of violent fighting, loud music and what sounded like constant dragging of heavy furniture all day everyday. This made me extremely depressed during the pandemic.
People like to listen to music on the streets and in their apartments—this echoes in the courtyard as well. The walls are paper thin so you can hear conversations with people you share walls with. If you value sleep and need a certain level of quiet for it, I highly recommend looking elsewhere.
Pests: The cherry on top was when we got bed bugs. According to the specialist, they came from the walls. Dealing with this took several months and a lot of discomfort, as most of you know. After meeting a neighbor during the pandemic who had been there for 25 years, we learned that the bed bugs basically travel from apartment to apartment and he always is fighting them off. I have no trust in buildings with bed bug histories after this experience.
Advice to owner:
pests need to be addressed on a macro level! and renovations that help with acoustics

Landlord and management don't give a damn.

Pros:
Big bedrooms and close to the trains and stores.
Cons:
Management doesn't fix anything. We've been asking for repairs for over 20 years and not a damn thing has been fixed. They don't care!! There's also big roaches and a mice problem. Just disgusting. During the winter you need a separate heating system because they don't give enough heat.
Advice to owner:
Fix the damn apartments especially the older ones. These older apartments are a hot mess!! You can't just cater to new tenants. Us old tenants deserve decent living conditions.
