Great building, kinda cold in the winter

Pros:
Convenient location, quiet street close to park. Super (Gazi) is really helpful.
Cons:
Downstairs neighbor wrote threatening letter about “noise” eight months into living there, apparently she’s rude to everyone in the building and even disrespects the super.
In the winter, the heating was often not on despite it being freezing outside.
Advice to owner:
Turn the heat on!

A Notorious Slumlord’s Domain

Pros:
Cheap rent, convenient location, friendly neighbors who look out for each other
Cons:
No heat, dirty hallways, roach and vermin problems, on/off bedbug infestations, management company that refuses to make basic repairs.

+ Constant pressure and harassment from the landlord who is actively trying to force out all the rent-stabilized tenants so he can gut renovate those units asap and raise the rent.

++ A building manager named Ben Herskowitz who harasses tenants, especially women and the elderly. He has also tried to physically force his way into the individual apartments of tenants.

+++ A super named Guzman that also harasses tenants, delays repairs, or flat out refuses to provide repairs. (He has another day job.)

*The tenants of 1030 Carroll had to sue the landlord for long overdue repairs in 2018. Even with the building-wide lawsuit, we still have not had adequate heat since 2015, when a new landlord/LLC bought the building. The landlord installed heated sidewalks outside to save money while inside we froze with little to no heat.

Heat in the winter only turns on for 15 minutes/day to keep the apts. at just below the legal minimum temperature, but not enough to keep anyone warm.

Numerous tenants also reported harassment via construction, where the landlord caused their ceiling to collapse from above while doing construction in the apartments above. The landlord swiftly paid them a visit urging them to move out.

These are just a few of the reasons that the recent landlord, Ephraim Fruchthandler, made it on the list of the city’s worst landlords. He was also featured in the NY Post for assaulting his wife.

TLDR: There are better deals for the same money in the neighborhood minus the harassment from sadistic slumlords.
Advice to owner:
Do your job. Give us heat in the winter. Clean the hallways and elevator. Stop harassing women and the elderly. The community is strong here: long-term tenants are not moving out so stop harassing us.

Pros:
The neighbors are amazing people, the super is very helpful and responsive, and the location is great
Cons:
Landlord is completely unwilling to run building heat during the winter unless there is a planned housing inspection, landlord also won't do anything to prevent rampant package theft issue in building
Advice to owner:
Install package lockers and turn the heat on in winter
