Ignoring 311 violations? Worst landlady ever?

Pros:
Large unit, only 2 per floor. Great light with both East and west facing windows. Large rooms.
Cons:
Landlady has ignored our requests for maintenance. Ignored 311 violations to fix our floor and ceiling. Been locked inside building due to poor handyman work on front door. The repair people she sends are bottom of the barrel. Leaking fridge. Windows that slide open by themselves. Windows that don’t open because they are broken. When an exterminator was requested for roaches she told us she’d give us roach spray instead. Broken buzzer/bell system. No secure place for packages. Incredibly loud neighbors.
Advice to owner:
Just stop being a landlord, seriously the worst I’ve ever had and I’ve lived in NYC my whole life
