Replace the rusty Corroded pipes

Not the worst building but definitely not the best

Pros:
Landlord and super are responsive, rent stabilized, apartments are decently sized.
Cons:
Locks on both front doors are permanently broke, building lobby and floors are frequently filled with litter, there is an abundance of trash in the middle courtyard, and back area, no proper mail area for packages, teenagers hang out in the lobby, no regular extermination, mice issues.
Advice to owner:
Hire a live in super that cares about the building and will clean it up, ensure the exterminator visits regularly, issue warnings to loud tenants.

DON’T Live Here! It’s NOT worth it

5 min walk to trains
Close to grocery store and local restaurants
Rent stabilized building
Cons:
The landlord is a slum lord + extremely rude and mean once you sign your lease

Building is old and in need of major repairs

The super is terrible and does quick fixes instead of really fixing the issue

The building hasn’t had a functioning front door lock in 2+ years (and when the tenants ask to get it fixed, the landlord doesnt care)

Gang members often break into the building + vandalize the building

Packages/deliveries are ALWAYS stolen

Constant noise and loitering in the hallways

Rodents throughout the building

You’re not allowed to put a doormat in front of your door (which is stupid)

The building is always dirty and moldy
Advice to owner:
This property needs new management ASAP! All tenants hate living here due to the lack of security, cleanliness, and overall respectfulness from the landlord. Instead of investing in quality repairs and a security system, the landlord would rather do a quick fix and be cheap. Theres new tenants paying top dollar to live in a rodent infested building WITH NO FRONT DOOR LOCK!!!
