Good location for the price but building needs work

Pros:
Rent is a great price for the space you’re getting and the neighbors are chill people.
Cons:
“Real Estate” and management over the building is very unprofessional. And considering how much work needs to be done on the place? That blows.
I was told the place was “move-in ready” but when I got there, there was a hole in the wall from the door that thankfully the downstairs tenant took care of,
Advice to owner:
If you’re going to charge a broker’s fee to rent, make sure said broker is actually there or lets his client know he won’t be able to make it. Don’t say the apartment is “ready for move-in” when there are literal holes in the wall. That’s a deposit I’d never get back.
