Horrible Management, Building Manager and Owner

Pros:
Nice, caring Renters community, even on main street quiet, good access to 3/4, A/C subways and many busse
Cons:
Not enjoying space in this field to mention all.
- dirty hallway and stairs
- regularly no heat and hot water
- LOTS of pest in apartments; Mice, rats, roaches, bugs
- Exterior not showing up monthly
- badly isolated windows
- cheap appliances
- cheap renovation
- unsteady electricity lines
- apartment repairs take one+ year and only if you report to 311
- lying, not carrying Building Manager and Management
- Rent-overcharge, get a rent-reports before signing a lease
- extrem dirty garbage area
- very thin walls, you can hear your neighbors talking on phone
- Owner is renting a official 2 bedroom as a 3 bedroom and charging it as 3b, even 3rd bedroom isn’t following NYC housing law size regulations
- Entry Door lock not working for 5 of 12 month
- Intercom mostly not working
- 275 build violations in one year by only 24 aptm in the building

Treat your tenants with respect and fix building, apartment issues and pest problems

Steep steps but your butt will look good

Pros:
Clean and nice apartments. Good sizes and the super was nice.
Cons:
Weed seeing in through the vents and the front door. Loud sometimes

OK, if you're handy

Pros:
Near the A/C, 3, and 4 train.
Next door to a 24 hour laundromat.
Cons:
The newly renovated units have tiny bedrooms and no living room.
Property Management/Landlord and Super are unresponsive. My toilet was broken for over a year.
They frequently disregard language in lease agreements.
Mail gets stolen.

Pros:
Garbage management is the only thing this building gets right (that’s the only thing the super maintains), although the super has his mother doing the job for him. Nothing else.
Cons:
Property manager takes forever to get back to you, super is incompetent (rude and nasty), hallways are always dirty (dead roaches on the hallways), cheap updates/renovations to apartments, pesty neighbors, super does the bare minimum (good luck trying to get him to fix anything).
Advice to owner:
Hire better supers, maintain your property, be decent to your tenants as they are the ones paying the rents
