Where do I even start? - AC was broken upon moving in and they didn't fix it for *months*, claiming they "needed a part" but when someone finally went to check in on it, they fixed it in about 15 minutes - Water was pouring down the bricks every time it rained and bricks would be literally disintegrating, turns out they were foundational / structural bricks, so we were actively watching part of the building disintegrate - No security in the building, we were never given keys to the front door and were instead just given a code (that's incredibly basic, by the way) - Place was dirty, molding, and covered in roaches and pests - Landlord, super, and management company would BARELY respond (or wouldn't at all) unless they were asking us for money - Hot water went out on several occasions, as did the heat (which is, if you don't know, a HUGE crime / health violation in NYC)
But most - OUR SECURITY DEPOSIT WAS NOT RETURNED. Luckily, NYC law has a bunch of protections for tenants but it is going to be a huge pain in the ass to get it back. If you look at all the other reviews, you'll see the same thing. Worst part is that he's trying to blame it on US and claims he "doesn't have the keys" when we have video proof, proof from the broker, and the place has ALREADY been rented again.
I know their prices can be cheap but I promise you this place will be
Advice to owner:
You deliberately ignoring the exposed, foundational bricks that are literally degrading and disintegrating every time it rains is going to cause the ENTIRE building to fall down. And no matter how much you whine and evade questions, NYC law is on the tenants side - you WILL give us back our deposit or you'll have bigger financissues to deal with.

Avoid all properties owned by Prospect 26 LLC/Abraham Grundbaum

Pros:
None - it's a pretty standard crappy NYC apartment with crappy maintenance and high rental rates for rooms the size of shoeboxes.
Cons:
The landlord is a thief. You will not get your security deposit back and when a court tells him to give it back, he'll call and scream at you.
Advice to owner:
Quit screwing over poor tenants just because you have money, the amount you steal from people matters more to them than it does to you. Don't be such a miser and get your building cleaned up, people shouldn't be locked inside because the front door is broken.

Unsafe living conditions STAY AWAY

We moved in here for less than 24 hours. The place was infested with roaches. The bathroom sink flowed directly only the floor. The cabinets are full of black mold. No working appliances. The landlord promised to return the money if we moved out that day. We did. He won’t respond. Do not give these guys your money. They are the worst of the worst.

laundry room in property and integrated HVAC unit in the apartments
Cons:
Neighbors are loud, a lot of garbage in front of the building, owners are very unresponsive except when it comes to ask for money

Hire better maintenance

The rooms and units themselves are perfectly nice.
Cons:
Abe is either entirely inept or callous, and I don’t know which is worse. He never responds to issues with the building including serious leaks and refused to change the building’s passcode after non-residents got it. It also took 5+ months to get my security deposit back. At one point he started ignoring my calls, so I started calling him from my friends’ phones until he agreed to give me my deposit back. And he still shorted me! Truly the worst.
Advice to owner:
Don’t be the absolute worst.

The landlord refused to return security deposit and I had to fight to get it back. We also didn’t have AC during the summer and had rats. Don’t recommend.

Cons:
Walls and ceilings are very thin, so you can hear the neighbors next to you and above you. Very loud foot steps & if you call the landlord Abe to try and help. He doesn’t answer the phone. When it comes time to move out he will try to keep your security deposit. I still have not got my security deposit back and I moved out a month ago. Don’t rent here it is not worth it !!

Answer the phone for your tenants in need. Give people there deposits back.

Pros:
Only thing I love is my shower in my bathroom. That is about it
Cons:
Landlord does not answer the phone. When it comes to mail the mail people do not like to come in the building to put packages on table. If you live under someone it is absolutely HORRIBLE! The walls are very thin and floor are very thin.
Advice to owner:
Do better and answer your phone when it comes to issues!
