Generally fine new building. Not great management

Pros:
I liked that this building was pest-free, the water pressure was great, and move-out was easy with no problems even though we painted some walls. They didn’t ask us to repaint when we moved out.
Cons:
The main problem was the number keypad access to the building. We lived on the ground floor and our apartment was broken into, because someone must have seen and memorized the key code to the building. At night, there are a couple hours when the keypad just completely shuts down and we’d be stranded outside in the cold/snow. This usually happens around 2AM, and there is no way to open the door but wait. If you call the super, he will tell you you just have to wait a couple minutes, but that has never been the case. The super has come to our place a couple times, did not fix the things he came to fix, and he asked us to borrow our ladder for work on other apartments. He is unhelpful at best and weird at worst. Also the ground floor basement flooded the last time it rained heavily.
Advice to owner:
Change the keypad to an analog key and lock system

Pros:
Water pressure, handling of garbage, quiet neighborhood
Cons:
Break ins (by squatters!) - and we were told the cameras don't actually work, completely unresponsive landlord, the front door keypad FREEZES sporadically between midnight and 6AM and the super does not have keys to the building!, the backyard is not private like listed, neighbors in the building smoke cigarettes in the hallway, built-in cabinets are not functional/too high and bathrooms have no under the sink storage
Advice to owner:
Repaint and respond to your tenants.

New building, not secure

Pros:
Its newer, its a small building, you get to know your neighbors more.
Cons:
There were squatters in the building, its keyless (every door is a code),and the landlord did not do a good job of rotating the door codes), there were strangers who learned the code and would enter the building, I felt so unsafe at times. The landlord was generally not responsive until I insistence and indicated I may involve the law.

Pros:
The outside is beautiful with its black painting, and the stairs are easy to maneuver (although somewhat small). The rooftop is smaller but perfect and has an amazing view of the city and Empire State Building.
Cons:
The roaches getting into the apartments got worse than usual for NY around the summer months. Mail has been taken a couple times.
Advice to owner:
Better pest control for entire building.
