Nice Apartment, Kind Landlord, Noise is Unbearable, Safety Concerns

Pros:
The unit I live in is fairly nice and fairly updated. There is lots of natural light. The landlord is very decent and pretty responsive and compassionate, depending on the complaint. The heat is great! Building is a 5 minute walk from the convenient Crown Heights Utica Ave. 3/4 stop.
Cons:
If you move into a front facing unit of this building, please understand what you are getting into. You will be dealing with constant noise, and potential safety concerns. A group of drug dealers is posted up outside at all hours, partying day and night, weather permitting. Windows don't do anything to mitigate the noise directly outside. Armed with a white noise machine, AC unit, noise canceling headphones, and expensive earplugs, I still cannot hear myself think and have suffered many sleepless nights.
I also witnessed someone getting stabbed directly outside the building.
The stairwell is pretty dirty and not well attended to. The carpet could use a cleaning. Most, if not all, of the smoke alarms are unplugged and need replacing. Trash from the street often blows into the entry. The sidewalk is always littered.
This is a non smoking building, but tenants are in constant violation of this rule. The stairwell smells foul, and secondhand smoke often filters into my unit.
