Pros:
The rent was cheap and the apartment was decently sized when I lived there four years ago.
Cons:
It was not well maintained. The super changed often and would say they were on their way but then not show up or show up when you were gone. Floor was caving in in the kitchen area and the only thing they offered was to put new laminate flooring down and not fix the floor.

The rent was affordable.
Cons:
If you needed something done, the super would just show up whenever and would never let you know in advance. There was someone who lived behind the building who would play music very loudly up to and sometimes past 4AM on the weekends. The building definitely had various pests.

My first NYC apartment

Pros:
This was my first apartment so I didn’t know better at the time, but it’s relatively spacious and not far from the Utica Ave stop on the 3/4.
Cons:
Negligent management, serious rodent issues, neighborhood isn’t the best, next to very noisy house next door that would blast music until 3 AM, cops never show up, difficult to get things repaired.
Advice to owner:
Stop overcharging for apartments in this building and focus on fixing it up!
