Mice infestation and roaches everywhere

Pros:
Big space for (relatively) cheap.
Cons:
There was a mouse infestation in the building. Rats were outside on the streets because the trash was left uncovered and exposed. There were massive roaches all over the building. Owner was unresponsive to it all. Neighbors would steal packages or rip the boxes open to take what was inside and leave the open box for you to find.
Advice to owner:
Communicate better. Get security cameras. Hire a goddamn exterminator.

Pros:
Nice large living room
Cons:
Ceiling cracks in living room. Water pouring down from bathroom ceiling at least once a month. Mold in bathroom reported to 311. Mice running over thin ceiling in bedroom & you can actually hear them squeaking! Very loud neighbor above. Bathtub very easily gets rusty.
Advice to owner:
Fix. It. All. I am not resigning my lease but fix it all for the next person that will take over.
