Now I know why it’s rent controlled

Pros:
Cheap rent, big space, gut renovated, utilities are included
Cons:
Loudest fucking neighbors that blast music so loud it rattles the entire building, stomping above, kids screaming in the hallways. The tenants definitely keep the place rent controlled, and property management is not responsive. No central AC, the water takes forever to get hot and doesn’t last long

Low-income building neglected by owners

Pros:
This is a low-income building: many disabled and elderly folks who have been in the neighborhood for decades live here. Vast majority are friendly and the super works very hard with not a lot of support. Close to several bus lines and the C train.
Cons:
Owners are cheap when it comes to maintenance. One resident (2nd floor) is a misogynist and homophobe and harasses queer and trans tenants and guests. Sound from neighboring buildings echos weirdly and loudly, especially summer can be extremely loud.
Advice to owner:
Hire appropriate maintenance staff for plumbing, electrical, appliances. Residents here deserve clean common areas

Pros:
Decent Price for Size of Living Space
Cons:
Trash thrown from upper window tenants into the courtyard attracted pests. They even threw an air conditioner from the 4th floor.
The lobby was gross and possibly never updated.
Exterminator would come on no set schedule in the middle of a workday, meaning most apartments were not treated.
Leaks from upper floors were daily and painted over, constantly. Landlord essentially told us to deal with it.
Quite literally, someone died in the main lobby after being shot to death. The tenants were not notified aside from the lobby having a dead body and blood for several hours.
Extremely loud, as in: it was possible to hear the words to music two buildings over with the windows closed.
