It's alright, could be better

Pros:
1- The superintendent of the building is responsive, at least that's my experience.
2- I think my apartment is rent stabilized.
3- My apartment is spacious & the building allows pets.
4- It is right across from a Food Bazaar, 15 minutes to the C train, and 10 minutes to the 3 & 4 trains, the stops for B47, B15, B65, & B45 are all really close by - like 3-5 minute walk out the building, down and across the street, Downstairs is a 99 cents store and a chinese food take out restaurant & a Chase Bank, Dollar Store, Family Dollar, and C-Store are all in the same direction of the 3&4 Trains, so not far at all. Relatively nearby a lot of places and transit.
Cons:
1 - There are mice in the building; I've had an exterminator come in for roaches & mice ONCE, and that was during a state inspection. Haven't seen them since, and I'm pretty sure there is a sign in the mailbox area that states they are supposed to come once a month. Not sure if that is for individual apartments or the entire building. I don't see the mice in my apartment but maybe once a month, they see me and run under my stove and I don't know where they are coming from, but that is honestly once too much.
2 - Packages gets stolen; I've had packages stolen twice!!
3 - Trash management is...trash; the residents just throw their trash in the stairway/walkway leading outside where the cans are making it impossible to go down the stairs and throw things out.
4- Sometimes the neighbors be wildin'; there have been a couple of times where fights have gotten out of hand and police have been called.
Advice to owner:
1 - Look into better trash management, especially with the building having mice. Have separate trash for waste, and recycle, maybe even move the trashcans AWAY from the stairs so residents aren't throwing their trash in the stairway/walkway.
2 - People steal packages in this building, it's happened twice to me. Is there a way to find a solution for this?
