Pros:
Close to J train.
Cons:
This place is a grift. We lived here prior to the pandemic and realized within a month it was not as nice as it looked in the listing, we stayed because we had no other option when the pandemic hit. In the 4 years we've lived here, there was a homeless man living on the roof, swers using our hallways for their business + leaving condoms and cigarettes in the hallway, people breaking in and terrorizing tenants but banging on doors and attacking people in the elevator, rodent infestation, roach infestation, Blink fitness playing aggressively loud music at 5am daily, odd activity like a woman screaming for help several times to the point the DV hotline was called, and a host of other issues.
You can hear EVERYTHING your neighbors say and do. You can smell EVERYTHING your neighbors cook or smoke.
Our dishwasher has been broken for a year and a half, our HVAC didn't work for 2 winters.
Please also note that, for whatever reason, Coned is super expensive here. I contacted them and they said it has to do with the delivery of the power and there is no way to lower the price. I have paid an average of $375 a month for power.
For a long stretch of time, we had a package stealing problem, and the super and landlords did NOTHING about it.
The laundry room is utterly disgusting, and expensive. Once, the dryer was broken and ripped up all of my clothes. They never fixed it and I eventually had to go down the block to do my laundry.
All the common areas are extremely dirty. Their is no proper ventilation in this building so it often smells like garbage.
Since the pandemic, almost the entire building has been replaced with people who party a lot and don't mind paying $3200 for a place that's falling apart.
Apartments are promised to be brand new but everything breaks and is poorly made - not worth the thousands it costs in rent per month.
Advice to owner:
Lower the rent, respond to tenants, fix the front door, improve infrastructure of building so noise is not as much of a problem, fix HVAC, fix pest problem, hire a better super, hire a better cleaning person, install ventilation, get up to code, vet your tenants.
