Avoid Smart Management NY. In over two years as a tenant, I experienced serious safety and habitability issues with little to no response from management. The front door was frequently left unlocked at night, remained damaged for months, and was only repaired after I threatened to withhold rent. Chronic late-night noise went ignored despite repeated complaints. My unit was non-compliant with NYC safety codes (missing/broken window guards and self-closing doors), and a persistent rodent infestation was never properly resolved even after HPD involvement. Communication was dismissive and unprofessional, and basic tenant safety was clearly not a priority. They are responsive only when rent is at risk. Proceed with extreme caution.
Advice to the owners
Sell the building. You are demonstrably incapable of performing the bare minimum required to legally and ethically house other human beings. Front doors left unlocked, safety codes ignored, rodents untreated, and tenants dismissed unless rent is threatened is not “management”. It’s neglect with an invoice. If tenants must involve inspectors, HPD, or ultimatums to get basic habitability, you are not landlords. You are liabilities.
