Beautiful brownstone needing TLC

Pros:
Beautiful historic building on a lovely bedsty block, great light, hardwood floors, spacious bedroom and closet
Cons:
Poor maintenance of common areas. Building and apartment require some TLC. Occasional roaches & bed bugs however owner provided extermination quickly. Fairly responsive owner but frustrating communication at times. As a tenant expect rent to be *significantly* raised every year.
