Building has gone downhill

Pros:
Elevator Maintenance man is responsive and kind Furnished roof Gym Relatively few pests, but due to decreasing conditions, I would be concerned about this in the future
Cons:
Common areas are NOT kept clean - when we first moved in, we saw employees cleaning common areas on a regular basis. However, now we almost never see any cleaning taking place, and the building is becoming extremely gross (carpets on each floor are never vacuumed, the laundry room is disgusting, etc) Furniture on roof is not maintained, so the cushions on the lounge chairs is growing mold Elevator breaks on a regular basis (this has been an issue on and off over the years) About a third of a the washer/dryers in the laundry room are regularly broken Refrigerator is tiny/regularly has issues with fan noise When it rains heavily in the summer, the ceiling in the hallway of the top floor floods, and will be wet for days. Extremely concerned about this leading to mold in the future.
Advice to owner:
The biggest suggestion would be to hire a better cleaning staff and actually keep our common areas clean. They have been disgusting for over a year now (was better when we first moved in in 2021)

Pros:
Responsiveness from super, quick replacement of fridge and any tickets. Roof access with beautiful sky line Never had an issue with rodents/insects Attached garage with a monthly fee
Cons:
Main/shared areas are not as clean. Walls are thin ( can hear neighbors all night) The area is getting worse with graffiti would not recommend street parking since my car was spray painted.

Pros:
I've honestly had a great time residing at 1003 Greene Ave. The superintendent and management company have always been quick to resolve any kind of issue that's come up, and the facilities are well maintained.
Cons:
They've occasionally struggled with some policies such as when we can use the roofdeck, but honestly these have mostly resolved.
Advice to owner:
Keep being as communicative!

Nice place and beautiful apartments

Pros:
Beautiful apartments, no problems with central air, great big windows. Quiet area and the double windows block all sound from the nearby J train.
Cons:
Neighborhood can get boring, not a ton or restaurants near by. J train can sometimes be unreliable, elevator sometimes doesn’t work.

Nice place to live and very clean

Near Subway, coffee shops, groceries stores, bars etc.. Supervisor is always responsive and they take good care of the building
Cons:
Walls are thin, no privacy at all! Full of young partying kids that do not clean after themselves However it gotten better over the year. I think the owner has been more selective when it comes to tenants.

New and a little shoddy

New everything. Good flooring.
Cons:
Appliances are just barely too small. It’s annoying. Elevator is broken all the time. They’re saying it’ll get rebuilt in august 2021. Very persnickety about noise and roof rules to an extreme. Instant $1,000 fine for loud music with no warning.
Advice to owner:
Put cameras that point outside the building to enhance safety. Add a barbell and weight platform so we can do squats to the gym.

All the money they ask from you doesnt go back to the building’s quality

Pros:
Nice amenities, amazing location, overall up to date appliances
Cons:
The walls are PAPER THIN, a lot of the tenants are young and rowdy who throw huge parties that destroy the nice communal areas. Management on the outside is ok but does not want to spend money where it counts (zero building security, bottom of the barrel construction quality, elevator literally dropping floors suddenly, etc.) despite stiffing you on the security down to charging for every hole you leave in the wall.
Advice to owner:
Please hire a reliable security guard for the roof (wears a uniform not street clothes like the one you had before), and fix the elevator so that it doesn’t break down every other day. Utilize the security cameras to actually hold tenants accountable when they damage property or throw unruly parties instead of sending passive aggressive emails to everyone which accomplish nothing.
