Terrible place to live

Pros:
The rent initially was a pro when i rented this basement apartment between 2014-2017
Cons:
There was a rat problem in the building and in the basement especially

Rats chewed through the walls. Only thing that saved me was my cats

Terrible ventilation. Mold on the walls. Living here was a safety hazard and I’m pretty sure that basement apartment was illegal.

Garbage maintenance was terrible and attracted rats

The basement would flood every time there was heavy rain
Advice to owner:
Aviram is not usually who you deal with. He has his cronies do all the work for him.

Review the lease with fine toothed comb

Pros:
A lot of space in the basement, nice bathroom design, an open floor plan and your own entrance.
Cons:
Management company’s words contradicted a lot of the lease. We asked if they shovel snow they said “yea” but lease said tenants are responsible. They filled out the lease for us checking off things we didn’t discuss nor received. The lease says we’re in charge of the garbage and therefore “in charge of any sanitation tickets”. There were a ton of spelling and grammatical issues on top of the contradicting words but they STILL would not edit the lease. We put a deposit and two weeks later they still “weren’t sure if they could get us the keys”. They urgently approved us after requesting our pay stubs, bank statements and for us to run a credit report but in return still had an issue with us waiting 3 days before the lease to sign and pay the balance. Needless to say because of their unprofessionalism and their patronizing we got our deposit back immediately.
Advice to owner:
Make sure your words don’t contradict your lease. Make sure you are extremely clear before the deposit is put down for when the final payment is due. Don’t ask for security and first month before lease signing and then have your lease say that only the security is due before lease signing. Too many contradictions and avoidance of basic property questions. Don’t ask “why are you asking.....” when prospective tenants ask “who’s the management company?”. Be more professional. We were treated like our money didn’t matter. I would have love to be a young Jewish woman asking the same questions and carrying on the exact same way, so I could see how differently the process would have been.
