Worst landlord

Pros:
People are great, location is great.
Cons:
Management company is useless and unhelpful. Landlord is cheap and won’t make repairs, if they do it is using the cheapest possible parts. Only way to get even basic repairs completed is to file violations with the city. Back yard is useless mud pit that isn’t maintained and is filled with AC units. Basement rooms flood repeatedly. AC and heat is crazy expensive, we ran the heat in April and got a $400 bill, ran the AC in June and got a $500 bill. Couldn’t run the AC prior to that as it wasn’t working most of the time and the landlord refused to buy a part.
Advice to owner:
Look after your property better, treat your tenants with respect.

Pros:
they have someone clean the building pretty frequently
Cons:
landlord is unresponsive about repairs, even urgent ones. there is not sufficient light throughout the apartment, there are multiple windows that face the building, meaning there is no natural light coming from them & the living area is nonexistent. apartment was also dirty & dusty when moving in, even though management guaranteed it would be clean.

Pros:
There are a few apartments in the building and people are friendly! The management company (Fraidy) is usually very responsive and quick to act. There is laundry in the basement but not the best machines. You’re really close to the J and C trains also and so many buses.
Cons:
The apartments are tiny and heat and electricity are not included in rent. There are some water bugs in laundry room (I’ve only ever seen 2) but certainly not a good sight. There’s a group of people who sit outside the building almost everyday and if you have a room facing the street you will hear them. Sometimes garbage is left out too long and there are not enough bins to hold it all. Can get stinky especially in the summer.
