Pros:
This building has six rent stabilized apartments, the location is amazing, washer dryer in some of the units and in the basement, roof access, close to train and so many bus stops, maintenance responds quickly to any issues you have.
Cons:
They don’t tell you it’s rent stabilized, and will give you all kinds of attitude when you call them out on not giving a rent stabilized lease. The property management company doesn’t know the laws that they need to follow like giving you a lease renewal three months before your lease end date. Instead they will provide you with a lease that has a three month gap between lease end date and your new lease start date. Then when you push them about their misunderstanding of the law, they’ll aggressively gaslight you into thinking you’re wrong. Don’t let them charge you two months of rent as a security deposit like they did with me (it is illegal to charge more than 1 months of rent as security). Dead mice rot in the walls and stink up the hallways in the summertime, then flies take over even with an exterminator coming once a month. It’s fine in the winter though. They also tried to raise the rent amidst the pandemic while we were in the middle of a two year lease.
Advice to owner:
Teach your management staff to be more knowledgeable about the rent stabilization laws and maybe don’t gaslight your tenants when they call you on your bullsh*t.
