Miserable and Greedy landlord

Pros:
I like that the building had only 2 floors and the closet space was great, and the rooms were very spacious. Also the building always smelled good and was well kept.
Cons:
The landlord lived right above the apartment. She always seemed to micromanage me and my mate as if we was living there for free. My mate would be smoking a cigarette downstairs right outside the building and she would call him and tell him he can't do that. She wanted to visit the apartment every 4 months. You can't have guests stay over for a night or 2. If you did have guests each person was $100 a night per person. Every year she would raise the rent $100. She was just greedy and very miserable. It's like you had to tip toe around the apartment because you were constantly being watched some how. One night she entered the apartment in the middle of the night and my mate was sleeping in the living room. He asked if he can help her with anything. Her response is that she heard dripping water. She never attempted to call us. She didn't even knock on the door, she just welcomed herself in using a key.
Advice to owner:
She should give paying tenants their proper privacy.Also not be greedy with raising an already expensive apartment every year by $100. If family comes to visit , the tenant shouldn't have to pay $100 for each night their guests are there.
