Could be better, could be worse
Former Tenant
Pros:
Location
Affordable
Liveable
Cons:
Owner isn’t the best with responding
Apartment looks to be cheaply constructed
Strong cold drafts in bedrooms
Asked owner if the apartment would be ready by move in, on move in day workers were actively fixing the apartment
Apartment leaks by window in bedroom in heavy rain
Advice to owner:
Get better with responding to people, and invest more in quality apartments

DO NOT LIVE IN THIS BUILDING
Former Tenant
Pros:
The interior of the apartments are aesthetically pleasing and have newer, more modern fixtures and renovation but there are MAJOR issues and violations, nothing gets fixed, is up-kept or even in working order. DO NOT BE FOOLED.
Cons:
The ‘landlord’ and ‘management company’ are scammers, liars and con-artists. From the day my roommate and I moved in we were faced with CONSTANT issues, none of which either the landlord nor management company chose to fix.

We had problems with the heat/AC (the units are central heat & AC controlled / HVAC) where the heat in the middle of winter wouldn’t work properly, we had to pay for our own HVAC specialists to come out and fix the heat.

Then, we had a bug problem in the basement of the building, which unfortunately was a part of our duplex apartment (which we then found out was an illegal basement and was not supposed to even be accessed by any tenants, let alone be a part of our lease.)

The building is shared by a bodega/deli that is constantly loud, rude and does not care about the tenants and constantly is giving us all problems due to the fact that we can hear everything from banging, customers being loud at all times of the night, food smells, bugs from the food being made and left out.. it’s a nightmare.

Then, the basement flooded. BAD. 18 inches of water. During COVID. I started to report violation after violation to 311, which then got passed over to HPD and DOB, racking up about 30 open violations.

Bug infestations, BLACK MOLD, water damage, loud obnoxious noise at all hours, flooding, nothing gets fixed, there is no super in the building and never was, the person who owns this building and operates this way should honestly not be allowed to ever own a building in NYC AGAIN.

All this occurred while the landlord and management company refused to fix anything or answer us, and the same issues were happening with my neighbors in the building; there are only 5 units total including mine.

My roommate and I are currently in a lawsuit with the owner of the building and the management company, suing for damages, all of our rent paid to be returned, forcing us to live in inhabitable conditions, refusing to fix and repair detrimental and serious conditions, harassment and much? much more.

DO NOT LEASE HERE. LOOK UP THE BUILDING INFO ON THIS PROPERTY on www.justfix.nyc to see this buildings violations and reports and to see the other buildings these SLUMLORDS own so you don’t end up in this position !!!!!!!
