Decent, dirty, noisy

Pros:
The building is on a beautiful tree lined street, there's laundry in the basement, roof and yard access, decently updated kitchens and bathrooms, relatively close to the G and J trains, pet friendly. The bedrooms are a good size and there are closets in almost every room. The landlord is also pretty chill about subletting and renting month to month.
Cons:
Pests! Mice and roaches which the landlord does absolutely nothing about. The hallway and stairwell is not regularly cleaned so there will be dead roaches lying around for months. Maintenance will try to gaslight and blame you for issues and then does a horrible job at "fixing" things unless you absolutely hound them about it. The door buzzers barely work. There is one particularly noisy neighbor who smokes inside and lets her dog shit on the roof without consequence. The neighborhood is pretty noisy so street facing bedrooms spell sleepless nights.
Advice to owner:
Maintain the cleanliness and function of the building and you could have something good here. It's a nice building. Just get a monthly cleaning and pest service. And make the dog shit lady pay to get the roof cleaned and resurfaced.
