This man lied about his name and just got out of prison

Close to the park. Tenants in the building are generally friendly.
Cons:
- Garbage piles up to the point of rat and pest infestation.
- upon moving in, the apartment was FILTHY, filled with prior tenants belongings, covered in dust and disgusting mysterious stains all over the place. It was downright uninhabitable and an immediate violation
- Front door has been broken for two months and landlord doesn’t fix it.
- doorbells don’t work and packages are constantly stolen if they are left outside or in the mail room (because the front door is broken)
- illegally overcharging, as this is a rent stabilized building that has not been appropriately registered.
- windows in units and stairwell are broken, with glass on the ground.
- walls are thin and you can hear everything
- platforms in the units have mold
- common areas are filthy - covered in dust, leftover food, etc. It has not been cleaned in years.
- landlord barges into my apartment without any consent, and whenever he wants.
- kitchen fixtures are cheap as all hell.
- doors do not have secure locks whatsoever.

Literally the only nice thing is the view on the roof maybe.
Cons:
The landlord sucks. He walks into the apartment without any notice or knocking, which is also very illegal and he is very manipulative. We found out through a lawyer that this building is supposed to be eight hundred something dollars rent stabilized, but instead each room is charged $1300+ , AND It’s not a legitimate lease. The building isn’t registered and you cannot collect rent or rent out a property this size that isn’t registered- the building is considered a hazard. This was the worst experience I've ever had, and I hope that literally nobody gives this man their money or moves here. Definitely do your research.
Advice to owner:
Do better. You're a scammer and you suck.

Pros:
Large rooms, lofted beds create nice extra space, large and well appointed living spaces with plenty of space, great kitchen space for NYC, modern bathrooms, amazing rooftop which is perfect for the New York summer, relatively quiet street, a stones throw from the park! Great neighbourhood. Nice apartment building atmosphere, very relaxed.
Cons:
This landlord is bad news, heating and water system failed at least eight times over the course of one winter and they refused to invest in finding a permanent solution, landlord would enter apartments without warning nor thorough reasoning, we always felt like we were being monitored in our own apartment, the rooms were overpriced at the time, landlord kept my deposit and other’s who have since left the building (his response to me when I left and requested my deposit was that he was ‘NOT AN ATM’), landlord was not timely in responding to issues. We also became aware that the building owner was in prison for property and landlord offences and that we were paying rent to his brother who was masquerading as him! The building is also relatively far away from a bigger supermarket, laundromat (no onsite laundry) and the local trains. Poorly built apartments, ie. thin roof, you can hear everything upstairs, cheap kitchen fixtures, etc.
Advice to owner:
You need to be more transparent and honest with your renters, particularly when deposits and fees are paid in good faith. Honestly, the landlord situation made living there not worth the hassle. I personally think the management were taking advantage of a certain type of renter and approved people who were renting in New York for the first time, mostly foreigners and students who were more naïve to the way the rental market works in New York. Contracts were ignored and this is frankly against the law.
