Management company rarely does anything

Pros:
Beautiful building and good space. Neighbor on first floor keeps front and back garden beautiful always. Close to subway and lots of commerce. Great community block.
Cons:
Management company doesn’t do much. Lady on the first floor, who’s lived there for a long time, is in charge of garbage management, but ends up having to oversee fixes in all units, even though she’s not the super or getting a rent break. Also, the heat for the entire building is managed only by the first floor apartment. If your apartment is cold and there’s no one in the first floor apartment to pump up the thermostat, you’re screwed.
Advice to owner:
Get a proper super. Clean the hallways. Fix the porch light. Change heating system so that tenants don’t have to rely on the first floor tenants to be warm during the winter.
