Overbearing landlord and heat issues

Pros:
Spacious, large bedrooms, nice backyard space
Cons:
-Landlord was always in the building, but she doesn't live there. -Ground floor/ parlor floor duplex is illegally constructed so there is a common area breaking up the two floors, so for example if you wanted to shower downstairs and go upstairs to your bedroom maybe you'll run into your landlord in a towel who is standing outside the apartment door. -Landlord often hanging out in the basement inexplicably, and always in the hallway "waiting for ConEd" -One time we had a gas leak and FDNY came and the landlord said no there's no gas leak, but FDNY said there was so -Folks who came out for maintenance were often a cousin with a toolbox that was a plastic bag with a hammer in it. -3rd "bedroom" is an extension off of the kitchen that leads into the backyard. This room has no insolation and is so drafty that in the winter it would often clock in at 30degrees inside. This created lots of drafts in the rest of the ground floor. No one could reasonably use that room as a bedroom.
Advice to owner:
-Make the duplex private -Fix the heating situation in the back room -Mind your own business -You need to provide 24 hour's notice before entering the building
