Decent place bad landlord

Pros:
My unit was renovated and management was somewhat responsive
Cons:
First year I lived here landlords illegally tried to raise rent (it’s rent stabilized)

Also had a flooding issue and they wouldn’t reimburse for ruined property

Always clean, seemed new, things looked good when we moved in, friendly neighbors in their early-mid 20s, heat and air (almost) always work but maintenance fixes quickly. Oven didn’t work when we moved in but we put in a request and a couple dudes came and installed a whole ass new oven the next day. Guy who fixes the AC is a character but boy can he fix an AC. Really have no complaints really.
Cons:
Walls are super thin. If your roommates talk at a normal-quiet volume you might want ear plugs, even if your door is shut. Our apt was in the back so sometimes downstairs people would have loud parties in the backyard, but that’s not nearly as loud as your roommates talking in the room next to you. Stupid thin walls
Advice to owner:
THICKEN THE WALLS! INJECT WITH FOAM

Building is fairly updated, nothing special
Cons:
Cabinets, hinges etc. falling off. The building property managers reply to in-app requests within a day or two, but the actual repairs don't happen quickly. Occasional pests.
Advice to owner:
Use better quality materials for renovations

Pros:
Hot water, AC, maintenance, all worked great. Oven broke but they fixed it for free and quick.
Cons:
Pipes make loud clanking sound whenever I flush. Sometimes bugs get in.
Advice to owner:
Stabilize your rents. Legally this should be a rent stabilized building but I was never given a rent stabilized lease. I would pursue litigation but I do not have the money.

Nice quiet building in a great location, no good grocery stores

Pros:
Mostly early 20s students or people trying to start their film careers. Neighborhood is safe, a bit far from the subway but you can see that on Google Maps, also you have the A/C and the G so it's a good number of transit options.

Central air worked great the whole year, that's a huge plus.

Also, VERY QUIET building. Almost *never* had issues with external noise. Other units would have parties sometimes but the sound barely ever got into my unit, only occasionally if the unit directly below was playing loud music. Also, I got invited to several building-wide parties which was fun!

You're close to Tompkins in this building which has a lot of nice restaurants / bars. My favorite is Warude, I walk there all the time.

If you're moving from out of state like I did and worried about the reputation of the neighborhood -- don't worry. Totally safe area. Had no issues all year, walked around at like 4am sometimes without problems.
Cons:
Main downside is it's really far from any good grocery stores. The Key Foods has a really bad selection.

Our oven and fridge didn't work super well (had to get creative with super glue). But they got the job done overall and mainly I was just happy that the central air worked well all year.

I'm leaving because it's far from my work and they raised my rent. If the location and rent make sense for you, it's a good building.
Advice to owner:
Reduce laundry price.
