Responsive Landlord. Tight apartment

Pros:
Updated kitchen with dishwasher.
Cons:
The layout is not great unless you are sharing the apartment with your best friend. You have to walk through the small living space to get to bedroom. The spaces are quite small but is similar to other apartments in the area.
The bathroom does not have a fan which seem pretty easy to upgrade and would be a huge improvement for tenant.
Tenant pay for heating. It is electric baseboard which is extremely inefficient. We kept the apartment quite cold and the electric bill was still $300 a month. That made the apartment super expensive. We lived on the top floor and the roof drain pipes where not insulated and would bring cold into the space. It was super hot and stuff in the summer because the layout does not allow for cross ventilation.
The location was crazy loud. Cars hooking and playing loud music at all hours of the night.
Advice to owner:
Invest in energy efficent improvement for the building from insulation to better heating and cooling system to help retain tenants.
