Beware of Slumlord

Pros:
Building facade is pretty (although much dirtier than any other building on the block)
Cons:
Landlord is a slumlord and cuts every corner to save a dime.

Expect your heat to turn off for days in the winter. Expect the landlord to try to ask you to split the cost of basic repairs.

The neighbors will hate you because the building doesn’t take care of the trash.

Be a better person

Pros:
Brownstone facade
Great neighborhood
Cons:
Not shared electricity in common areas.
Zero garbage maintenance.
Horrific rodent problem.
Lack of management responsiveness.
Lack of heat.
Lack of hot water.
Lack of water capacity.
Horrific maintenances.
Lack of central AC power (only a few areas of the apartment has ventilation).
No mailbox security.
Advice to owner:
Care about your tenants and listen to them

Negligent Building Management

Pros:
Historic Building, high ceilings, spacious, great location, haunted.
Cons:
Unresponsive management company. Problems are patched but never fixed; very short term thinking in not maintaining the building properly. The roof is deteriorating and will leak with heavy rain. Basement floods, gas leak, blocked sewerage. Deck leaks into 2nd floor bedroom. Entryway and stairwell never cleaned. No snow removal. Old windows are single paned and not sealed so winter and summer energy efficiency is really poor.
Advice to owner:
Spend the money to fix the building properly and maybe your tenants would stay longer than a year.
