Older building, great location, horrible management

Pros:
Older building with a good sense of community amongst tenants. Some units are still rent stabilized which is awesome.
Cons:
A&E Real Estate (the property manager) is horrible. They're unresponsive, rude, and will basically ignore any complaints you have.... and there will be tons because the building is not properly maintained.

I've had over two major water leaks in the last year due to faulty plumbing in the upstairs unit, multiple rodent issues (an actual RAT in my apt!), shoddy electrical wiring which makes the lights flash and many outlets unusable. There was a separate leak in my bathroom for over two years, I had to send over 80 emails / multiple phone calls to get it repaired, and it's already back after all of that work. Packages get stolen regularly, and there's continuous elevator issues. I wouldn't recommend living here unless you're prepared to battle with management for the duration of your lease.
Advice to owner:
I recommend the property manager hire more maintenance crew. They won't take any advice, but Monedi is incredibly unresponsive and impossible to work with.

A Mixed Bag

- Units are big
- Location is good
- In-building laundry is not bad
- Some neighbors are friendly
Cons:
- Management is unresponsive and unhelpful
- Building is old and shows its age
- Some pests in the building.

Listen to your tenants

Nice building, but for the price management should do more

Pretty, has an elevator, nice neighborhood, laundry in building, quiet
Cons:
Management is unresponsive and doesn’t communicate, too expensive, common area should be cleaned more often.
Advice to owner:
Invest more money in the building to make it nicer

Class C Violation, Useless Management

Pros:
Quiet building full of nice people. Great location.
Cons:
We currently have an HPD class C violation with roaches in our apartment and the landlord has done nothing to acknowledge or address it. Working with housing court to get some restitution or support. Terrible management company

Please help your tenants!

Cons:
Management has been unwilling to be flexible with my lease during covid-19. Specifically I need other tenants for the apartment to resign and they’d rather the apartment go vacant and kick me out rather than working out a plan to find new tenants.

Packages are stolen in the lobby and management has not done anything to prevent this.
Advice to owner:
Try to be more accommodating with leases during the pandemic.

Best building ive found in BK

Pros:
Thick walls means very little noise from neighbors. Super lives in building and is super responsive. We had a pipe burst while we were away for Christmas and he came in, moved all of our furniture out of the way, covered it all in plastic while his guys patched the ceiling, then put everything back and cleaned our apartment. Building is super quiet and people are very respectful. Management lowered our rent for 2021-2022 by $400 and gave us a month free as an incentive to stay post COVID. Kitchens have dishwashers!!!! Laundry in building is easy to access and very reliable.
Cons:
Units are small.
