Good landlord, old building
Former Tenant
Pros:
Rent stabilized, reliable and generally clean.
Cons:
Old window screens that can't be replaced. Mosquitoes enter in the warm months and are very pesky. Can't run AC due to old electric.
Advice to owner:
Renovate
