Wonderful Spot, Hellish Landlord

Pros:
I love living in 90 S Oxford (for the most part)! It's a really fabulous location, and my apartment is fairly priced. The house itself is gorgeous, and there are some unparalleled options on each floor. The neighbors are quiet and friendly.
Cons:
The landlord, Michelle, is the worst landlord I have ever had. She is paranoid and unaccommodating, and she is very untrusting and obtrusive. She also tries to milk residents for money and favors at any opportunity without putting effort into improving the space, despite a number of false promises. Also, she insists that residents only cook vegetarian (which is illegal), and the front door locks from the inside (which is illegal). Finally, Michelle often accuses her residents of not following her (mostly arbitrary) rules.
Advice to owner:
Fix the lock on the front door, please!

Landlord is unbearable and mean-spirited

The landlord - she is super vindictive, will nickel and dime you, unreasonable, withholding, she also lives there and you can hear her walking around all parts of the building at all times with her friend/partner, allegedly goes into units to snoop, "the vegan landlord", goes months without paying bills for the building; even if you think you've had it good with her (mostly by ignoring her and limiting interactions with her), she will ruin things when it comes to the end of your lease, will text you at times like there is an emergency, but instead it might just be a smell she thinks she smells (had multiple occasions where she's told me to vacate due to a gas leak that was not a gas leak); she's only filled her apartment units with tenants because the people living there probably make enough money to not care, but earlier in 2023 all the tenants in the building broke their leases (they were all past one year and Michelle did not renew with them). She's lost multiple times in housing court, but that doesn't stop her from withholding security deposits. The art work on the exterior and interior of the building involves lots of sculptures of hands and fingers.
AVOID living here, it is not worth whatever value you think the location brings, Michelle is a nightmare
Advice to owner:
don't own property, you're not fit to be a landlord

RUN AWAY!!! Beware this landlord will make your life hell!

NOTHING! I would not wish my experience on my worst enemy. This landlord drove out all current tenants with conspiracy theories, paranoia, texts at all hours of the night, and personal confrontations. Logic does not work on this landlord. Respect is not returned. Getting out of this place was the best thing I ever did in 15 years living here in NYC.
Cons:
Landlord is UNHINGED and lives in the building and HOVERS over everyone. Apartment has ROACHES and MICE, and it multiple units LEAK. Heat is inconsistent. But worst of all, the landlord has ZERO BOUNDARIES and will pester you constantly even if you just want to live in peace.
I cannot emphasize enough the NIGHTMARE that living here was. She made everyone's lives miserable with constant texts day and night, physical confrontations in the hallways and baseless accusations. Picture a paranoid, delusional landlord who doesn't understand housing laws and who lives in the building. She tried to enter the unit without permission. She will text you if you cook anything that gives off any sort of smell, claiming she feels sick. It feels like you're walking on eggshells every day even if you're a considerate tenant. She will try to tack on additional charges to your monthly rent. She even tried to force us to do chores beyond the scope of the lease that she should be doing as a landlord to maintain the property.
The other reviews do not lie, she has driven out many past tenants. If she perceives you as doing something she doesn't like, she will demand you to leave, she is either going completely insane or she just wants people out to jack up the rent faster than lease renewal would allow. To get your attention she will turn off the electricity.
Expect ANXIETY and PANIC ATTACKS if you live here. She recently lost a housing court case for withholding security deposit.
Please please please do yourself a favor and don't even entertain the idea of living here. For your own mental sanity, you've been warned.
Advice to owner:
Get therapy or professional help. You give landlords a terrible name.

Beautiful building, crazy landlord

Beautiful apartments, amazing location and neighborhood
Cons:
The apartments are incredibly beautiful and the prices are affordable. The real question is whether you can manage an overbearing landlord who is a control freak and is disingenuous. Michelle tries to control what you eat, how loud you can be, and will almost certainly try to take as much of your security deposit as possible. At core, she still views the apartments as “hers” rather than as units she is leasing, and her attachment results in constant scolding of what you can/cannot do in your own apartment. It will feel like you have to tiptoe around in your own home.

Unreasonable landlord, unlawful expectations of tenants

Pros:
Beautiful building, nice neighborhood, on a great street, close to subway
Cons:
There are are large statues of big fingers outside the building, as well as inside. The landlord makes all tenants that live in the building be vegan and is extremely serious and constantly checking on it and lurking. It can feel like an invasion of privacy. Packages are rarely able to be delivered if you are not home as there is no where to leave them.
Advice to owner:
Landlord puts her needs above those of her tenants and only responds to things at her convenience.
