Pros:
Only two units and can't ever hear the upstairs neighbor really. Allowed to store extra shoes and winter jackets in the hallway to free up space in your own room. Giant outdoor patio. Close to the water.
Cons:
The landlord is genuinely the most evil person I have ever had the misfortunate to be in contact with. I have never met these people in person and I can still verify that they are the biggest scum, bottom of my effing shoe, dogshit humans that have ever walked this godforsaken planet. This unit is atop a popular restaurant that has shifted to "after hours" to recoup money for their failing business. Every weekend from 10 am until 4 am, your apartment will be vibrating from their bass-boosted speakers and you will hear every lyric, every yell from a drunken idiot, and every single word that comes out of the DJ's mouth. This has been happening since July 2024 with zero progress towards any remedy whatsoever. Consistent complaints to 311, legal threats, constant begging to the super and to the restaurant owner to turn down the music.... and NOTHING. The landlords refused to abate the rent to 50% as even DURING THE WORKING HOURS, you can hear music playing (not vibrating but still there, constantly playing to no avail). They said there was nothing they can do and only offered a lease termination with no fee. Truly evil. I only survived two months of this and I can't believe my other roommates have been dealing with this since July 2024. It is December 2024. Insanity. Dear Yitty, Pat, and Smart Management, you have caused me so much pain. My mental health has PLUMMETED from my lack of sleep, the constant disrespect from the restaurant staff/owner, and your lack of empathy towards the entire situation. I sincerely hope you rot in hell.
*Photos show emails that we were sent TWO days apart where the landlord said they were looking for solutions and then two days later said there was nothing they could do.
Advice to owner:
Lower the rent if you aren't going to soundproof the building, you fucking psychos.

Not Responsive Management

Pros:
Great location. A/C & Heat work great. In-Unit washer + dryer and a dishwasher is a plus.
Cons:
This building had been foreclosed last summer and then was handled by someone appointed by the state to handle. It was under better management then than the actual management company, as they gained back control of the building August 2023. They take weeks to answer any maintenance requests and the management is very suspicious to begin with. The owner of the building has been in legal battles with the state of NY for years now.
Advice to owner:
Lower the rent. Be more attentive to tenants needs and complaints.
