Good building, but a bit overpriced.

Pros:
The super is excellent. The view is great if you have an outward facing balcony. Street is pretty low key (mostly). Close to grocery stores and parks. Great neighborhood. Smaller building. Units are pretty nice, the 1 bedrooms have great layouts. Floor to ceiling windows are great. Online payment option is easy. Parking onsite. Refrigerator is great lots of space. Washer / dryer in the unit. HVAC is way better than window units. Fios ready.
Cons:
Jared Kusher owns the building. Originally management was terrible/ incompetent they haven't gotten world's better in the last 2 years. A bit expensive given the amenities you'll find at similar buildings on the same block. Management company ppl can be a bit rude. Lots of sloppy construction issues, dinged up doors and scratches. Plumbing seems like it was installed by someone learning on the job. Leaks are common from the windows when there's a strong storm. Fitness center is sort of useful the machines need to be serviced or replaced. The building across the street is a gymnastics facility when they host events it can get noisy. There's an underground club / event spaces next door if they are having a party you will not sleep also the people smoking and being rowdy on the street can be annoying. Kitchen appliances are small (dish washer drawer and mini stove). Hot water heater can run out or gets rather cool occasionally. Hard water - this seems like just the situation in all of Brooklyn.
Advice to owner:
Repaint the hallways. Add more furniture on the roof and some shade. Pay Alex more he's amazing. Clean out the mailroom more often there's stuff there from years ago.
