Landlord is a thief, neighbors are obnoxiously loud

Pros:
Located near prime Williamsburg if that's what you want.
Cons:
Landlord used poison in the backyard and destroyed the soil, so nothing grows in the garden.
Massive leaks inside the wall going down into the basement we're never repaired for years, and the mold inside the walls was never removed. Similar issue on the roof of the building. Landlord has been sued by the adjacent building twice. There are constant feuds happening between neighbors and the owner which creates an unsettling and uncomfortable atmosphere for anybody living there.
Air quality in the apartment is awful. The AC units are full of mold. The kitchen vent recirculates fumes from cooking directly back into the apartment.
Landlord is a thief. Enters apartment without permission. Once threatened a 10-year-old and is not safe for your children. You will lose 100% of your deposit guaranteed, leaving you no option but to seek to get it back in court.
Landlord will raise rent annually by exorbitant amounts.
Foot traffic is picking up considerably and there's constant noise outside even into the night.
Bars and clubs nearby pollute the environment with loud music and trashy conversations
Constant construction in the area, so intense that it shakes the apartment. The construction is displacing rats and so there is a rat infestation in the backyard, and on the surrounding block.
Area underneath stairs is so overrun with rats and rat feces that you can't even breathe under there.
