Overall a very pleasant building to live in

Pros:
The super is very nice and helpful always! Remains clean and I always felt very safe in the building.
Cons:
The noise level from the Mexican restaurant was very loud. If you’re in a corner unit, the bedrooms can be very cold in the winter due to lots of windows and very little heat distribution (VERY hot living room and cold bedrooms).
Advice to owner:
Fix the heat issue.

Perfectly adequate new building with no major complaints

Pros:
The layout for our unit is great and big for the money. Rents are stabilized. Interior soundproofing is excellent; we hear nothing from above or below and it took a subwoofer to notice our adjacent neighbor. Zero package issues but USPS letters have been spotty. Kitchens are very usable. Strong central AC. Elevators are reliable. Hallways are always clean and the super is a great guy.
Cons:
Borinquen Pl is loud with lots of trucks and motorcycles. The windows are big but look like they were ripped out of a 100yo walkup, barely any noise or temperature insulation there. No in-unit laundry is a let-down at this price range and the per-floor laundry is $2.75/$2.50 for wash/dry. Trash collection isn't frequent enough to stop the recycling from piling up on weekends.
Note: there used to be a horrendous noise issue from the restaurant/wannabe-nightclub downstairs that finally got resolved when they covered up their patio last month. Management was cold and unwilling to help.
Advice to owner:
Replace the windows with tilt and turns!

Amazing super, great spot

Pros:
It’s rent controlled. Interior is really nice, great windows, laundry on every floor. Elevator, package room, roof access or niceee balcony’s for those who have them
Cons:
If you’re on the north side of the building and the second or third floor, the restaurant below is noisy.

Pros:
Clean, responsive super, good location, package room and lots of outdoor space
Cons:
Thin windows making it difficult to drown out extremely loud street noise. The restaurant downstairs plays music very loud into the night.
Advice to owner:
Invest in better windows and speak to the restaurant downstairs, as they are making it a very uncomfortable place to live due to excessive noise.
