Convenient but chaotic

Pros:
Close to transit, near restaurants and shops, no pests or heat problems.
Cons:
Front door was not secure causing house less people/friends of tenants spending nights in the stairwell, hallways not cleaned enough, ambiguous management.
Advice to owner:
Secure the front door locking system.

Constant drug activities in the building and on the street and people sleeping in the stairwells

Cheap stabilized rent
Nice neighbors who have lived in the building for a long time and are willing to help
Cons:
- Homeless people squat on the roof and stairwells
- Super is unresponsive and doesn't fix anything (left another building super to fix after ignoring us)
- Lots of flies, roaches, and mice/rat problems
- Lack of hot water at times
- Packages get stolen
- Lots of drug activity in the front of the building
- Building door is always broken
- Management does not respond unless it's a rent issue or you threaten legal action
- No phone line to management
- Property owners do not care about tenants safety (building door was broken for more than 3 months)
- Piles of trash in front of the building (has been slightly better due to community effort)
- Illegal activity in the building that management doesn't care about
Advice to owner:
Get rid of the current super, he doesn't care to fix anything. Check your voice mail inbox since it is either full or unavailable.

Management does not care about any safety concerns - some neighbors give constant open access to people that do not live in the building
Often people smoking, doing other things, staying overnight in the stairwell
Some roach problems
No trash management
Super did not fix lack of heat in the living room for 3+ months

Lots of drug use, late night/early morning noise including fights, roaches, poor upkeep, poor response times.

Pros:
There is nothing good about living in this apartment apart from it being rent controlled.
Cons:
Living here has been a nightmare. You cannot get in contact with the landlord after multiple attempts at emailing and phone calls. There are homeless people who sleep on the stairwells every night and repairs take months to get fixed after constant phone calls to the super. There’s also random charges to our rental payment we and we can’t get in touch with our landlord to identify the charges.
Advice to owner:
You need to answer your emails and calls as your apartment is an unsafe place to be living in.

Bugs and roaches literally everywhere, hard to communicate with super (didn’t speak English) and wouldn’t replace my broken fridge

The tenants deserve better

Neighbors are happy people with different backgrounds.
Cons:
The landlord company is new to the building and do not care about managing the building.
Advice to owner:
If you won’t care for the building, you should consider selling it to someone who is FROM the neighborhood and WILL treat the building and it’s tenants with respect.

Could be great

Pros:
If you’re lucky to find a still rent stabilized unit in the building, those are gems. The apartments can have wacky layouts but they’re unique for sure and there are tons of windows and high ceilings. Super lives in the building and the landlord’s office is just two blocks away.
Cons:
The heat is building operated so it can get really hot in the winter (better than no heat but uncomfortably warm) and there are occasional roaches. The building offers extermination but if the neighbors don’t opt in then it doesn’t always alleviate the problem. No access to courtyard and no composting available. Walk up only.
Advice to owner:
Make the courtyard a public space accessible to the tenants and find easier ways to communicate with landlord other than email.

It’s loud, dirty, they sell drugs in the building, it’s absolutely atrocious

Stop hiring crackheads to maintain the building.

Responsive landlord but roaches

The landlord was extremely responsive. They have roach folks come once a month if you end up having an issue.
Cons:
Roaches when we first moved in. Definitely were one bedrooms converted into two bedrooms. There is a gentleman who is on section 8 with amputated legs who lives on the third floor and landlord refuses to move him downstairs.
Advice to owner:
Move the gentleman with amputated legs down to first floor for his safety.
