Great Location, Steep Price

Pros:
-Great location
-Pizza place downstairs
-Overall responsive and kind person on site (not the overall management company)
-Ok clean building for NYC (aside from pests)
Cons:
-No smoke/CO2 detector ever installed after multiple requests
-After one year they raised our rent $800
-Door doesn’t open all the way when you have a bed inside the room
-Group of teens (who do not live in the building) smoke weed/play music in the hallways every night and will steal your food orders
-Horrible roach problem

Pros:
Convenient location. Decent rent price for the area.
Cons:
Building is not well kept, cannot get in contact with the actual landlord, 4 digit code to enter building instead of key so neighborhood kids hang in the building smoking drinking leaving trash and they do not live in the building, residents leave trash bags in hallway for days, public areas do not get cleaned often enough, shower water pressure is hit or miss
Advice to owner:
Take the trespassing situation seriously you have many upset tenants

location and the inside of my apt was nice
Cons:
Communal area is pretty disgusting like the halls and stairs. People leave their garbage bags out. We lost heat and hot water a bunch of times this winter. Most importantly there are rats in the walls. you can hear them pretty often scratching and moving around especially in the winter. Definitely worried about them busting in. we had roaches when we first moved in but got that taken care of quickly.
Advice to owner:
clean the halls and stairs , it’s filthy

located in a great neighborhood

Filthy building
Neighbors leave trash outside of apartment door rather than bringing down to garbage disposal area.
Extremely hot in the winter as there is no ability to control heating.
Advice to owner:
Do better

The super was generally nice and friendly.
Cons:
The garbage area was always rat infested and sometimes we would lose heat in winter for days.
Advice to owner:
Invest in better care and cleaning for the dumpster area.

This building is close to everything! Trains, buses walk over the bridge.
Cons:
A lot of the time the cheap labor provides cheap services.
Advice to owner:
Don't be cheap. Invest in the building properly. Yes, it's over 100 years old. You knew this when you bought it. Deal with it properly.

Pretty mid

Pros:
-relatively affordable, heat/hot water included in rent
-high enough ceilings, good number of windows
-super is *very* responsive and friendly
-littlw noise travels between units when the doors/windows are closed. I never hear my neighbors unless they're being exceptionally loud (e.g. a large party right nextdoor w/ windows open)
Cons:
- trash management is a problem, stairwell/hallway frequently has stray trash bags/litter from middle schoolers hanging out (candy wrappers etc)
-the guy who manages recycling seems to only do his job at 2 in the morning. If your room faces the courtyard make sure you can easily sleep though yelling and bottles clinking nightly
-if your unit is above the pizza restaurant, it will smell like pizza/smoke daily from 11am to 11pm even with widows closed
-packages get stolen often from the mail area. If you can pick them up elsewhere do so
-building security is seriously low

Clean common areas more often, tell the guy to arrange recycling 9-5 only, secure ALL entrances to the building to be key only

- great pizza shop below the apartments
Cons:
— Garbage guy rails cocaine and takes out garbage at 1am every night. Nice guy but wow just not good. — property caught on fire june 2020 due to neglected maintenance !!

- Caught on fire in June 2020
- Street noise is terrible in summer
- Deferred Maintenance!!!
- Landlord has no respect for tenants
- No notice of water shut off, or when boiler turns on, or when repairs are happening
- This apt is run by All Year Management. google that name and read. Just a slimy Brooklyn slumlord.
- Apt is trying to gentrify Hispanic brooklyn!

No hope for this landlord
